Our Commercial Agency department were instructed by our client to act on their behalf in letting this modern industrial unit following the previous tenant’s lease coming to an end.
We carried out an inspection of the property, provided our client with a marketing report setting out our strategy along with recommendations having regard to other recent transactions.
Our client was happy with our proposals and instructed us to immediately market the property. We carried out the necessary regulatory requirements, including Anti-Money Laundering checks, confirmed there was an Energy Performance Certificate and provided our client with our draft property details brochure for approval.
Following completion of these checks and approval of the brochure, the property was placed on the market, details were uploaded to our website in addition to national websites including Zoopla and EG Propertylink and the property was matched to applicants within our own database, who were sent property details.
A number of viewings took place in quick succession and although the property was only available to start-up businesses and those moving from smaller premises, offers were promptly received. These offers were analysed and recommendations were submitted to the client, followed by the acceptance of an offer and the Heads of Terms were agreed and distributed to relevant parties.
Our role then continued proactively ensuring that the speed of the transaction continued once in solicitor’s hands and the letting was completed just before Christmas 2015.
